I. General Terms of Use
The Website is provided for informational purposes and for facilitating reservations of short-term holiday accommodation offered or managed by Ethereal Villas.
Users making reservations must be at least 18 years old and legally capable of entering into a binding agreement.
All content available on the Website, including text, photographs, graphics, branding, logos and other digital material, is owned by Ethereal Villas or used with permission from the respective rights holders and is protected by applicable intellectual-property legislation.
No content may be reproduced, modified, distributed or commercially exploited without prior written permission, except where permitted by law.
Users must use the Website lawfully and must not provide false information, attempt fraudulent reservations, interfere with the operation or security of the Website, or use the Website in any manner that infringes the rights of others.
We make reasonable efforts to ensure that the information displayed on the Website is accurate and up to date. However, occasional technical errors, availability discrepancies or typographical errors may occur.
To the extent permitted by applicable law, Ethereal Villas shall not be responsible for interruptions or failures caused by circumstances beyond its reasonable control. Nothing in these Terms excludes or limits any liability or consumer right that cannot lawfully be excluded or limited.
We may update these Terms when necessary. The terms applicable to a confirmed reservation will normally be those made available to the Guest at the time the reservation was completed, except where a change is required by law.
These Terms are governed by Greek law. Any dispute shall be subject to the jurisdiction of the competent Greek courts, without prejudice to any mandatory consumer-protection rights concerning jurisdiction.
II. Booking Terms and Conditions
Reservations made through the Website are subject to availability and successful completion of the booking process.
A reservation becomes binding in accordance with the confirmation method indicated during checkout, for example confirmation by email, manual confirmation by the Company or confirmation following successful payment.
The Guest is responsible for providing complete and accurate information during the booking process.
The total accommodation price, applicable taxes, charges and any additional mandatory fees will be communicated before completion of the reservation or otherwise clearly disclosed where a statutory charge is payable separately.
Payment conditions, including whether a deposit or full payment is required, will be displayed during the booking process.
Cancellations and No-Shows
The cancellation conditions applicable to each reservation will be communicated during the booking process and/or in the booking confirmation.
Any refund, cancellation charge, deposit retention or no-show charge will be determined according to the cancellation policy applicable to the reservation concerned.
For accommodation booked for a specific date or period, the statutory 14-day right of withdrawal generally applicable to certain distance contracts does not apply. This does not affect any cancellation rights expressly granted under the booking policy selected by the Guest.
Cancellation by Ethereal Villas
We may cancel or refuse a reservation for legitimate reasons, including payment failure, manifest pricing or availability errors, suspected fraud, force majeure, or a material breach of these Terms.
Where Ethereal Villas cancels a confirmed booking for reasons not attributable to the Guest, any amount paid for accommodation that cannot be provided will be refunded in accordance with applicable law.
Check-in and Check-out
The applicable check-in and check-out times will be displayed on the Website, stated in the booking confirmation or communicated directly to the Guest.
Early check-in and late check-out are subject to availability and may incur an additional charge where this has been agreed in advance.
Occupancy and House Rules
The maximum permitted occupancy of the selected villa must not be exceeded.
Guests must respect the property, neighbouring properties and any house rules communicated before or during the stay.
Illegal activities, unauthorised parties or events, and behaviour causing unreasonable disturbance to neighbours or other guests are prohibited.
Guests may be held responsible for damage caused to the property or its contents through deliberate acts, misuse or negligence, subject to applicable law.
Guests are responsible for taking reasonable care of their personal belongings during their stay.
